Okay so Chicago houses need to be priced right. But looking better than the house on the next street over with the same floor plan can't hurt either



Yet too many sellers make it hard to buy their house.

For instance it doesn't help if buyers open the front door (in need of paint) only to get knocked down by the smell of stale cigarettes. Since the rule is when it comes to houses, "If you can smell it, it's hard to sell it!"

Trying to take the grand tour accompanied by a yapping little dog isn't a great sales aid.

A stain in the middle of the carpet usually isn't endearing either.

In other words too many Chicago houses for sale are a long way from being Parade of Homes ready. Yet they're on the market vying with the other homes for sale. Occupied by owners wondering why the heck they're not getting any offers.

Some sellers at best make it hard to sneak a peak inside. Others outright refuse to let you in at all. And it's a safe bet that if buyers can't see it, they aren't going to buy it. Which also applies even if they can only see parts of it due to all the clutter covering the floor.

Guess you could say is "clutter costs". Sales.

If your home is not a winner in both price and presentation verses other houses for sale in Chicago, it is simply not going to sell anytime soon.

The idea is to help a potential buyer see your house for what it is.

Let large pieces of furniture define the space yet arrange them so as to give the room a more open feel.

Would it kill you to pick up a brush and do things with color to make the rooms appealing to buyers? Paint is cheap. Especially given that a couple of gallons of neutral colored paint can make a room look newer, bigger and more appealing to the masses.

Look. First impressions mean a lot when someone is "meeting" your house for the first time. Do what you can to help it make a good first impression. By doing so you'll be doing all you can to make sure your house stands out from other Chicago Houses on the market.
