Three Keys to Promoting Chicago Homes For Sale
Marketing Chicago Homes Requires the Right Mentality
With their house up for sale, Candace and Paul Wehrie didn't want to live life in the fishbowl any longer than they had to. "Like everyone we wanted a quick sale and knew that to get that we had to make our house stand out from the other Chicago homes for sale," said Candace.
|
"We quickly learned there are three keys to marketing Chicago homes so they do move fast. That would be location, price and condition."
Paul chimed in, "When we were house shopping luckily we were smart enough to realize that you can change practically anything about real estate except for the neighborhood. That you're stuck with."
"So we vetted potential neighborhoods as vigorously as we did the homes themselves. Knowing that even an average property in a great neighborhood was likely to sell faster than a great property in an average neighborhood."
|
"Then our realtor convinced us that the days of Chicago Homes selling in days with the owners having multiple offers to sort thru were oh so last year," said Candace. "Pricing our home to sell was a bitter pill for Paul to swallow. You know how men are. But it became apparent that if we didn't do that, it would sit on the market until we cut the price. Besides agents are only human. They don't like to spin their wheels knowing the product is over priced. "
Did You Know? Your goal as seller should be to close the deal during the first two to three weeks your house is new to the market. Which is hard to do if it's over priced.
In addition to being priced right Chicago homes that sell quickly are in tip top shape. Most buyers want a house that's move in ready and ready to live with without a lot of work. "Have you noticed people don't like work?" Paul asked.
"For Paul and me," Candace interrupted, "the mantra became 'clean, bright and white'. We did what it took to make the house sparkle, the floors shine, and we paid careful attention to the bathrooms and kitchen. All to make sure buyers liked the house. Yes it was a pain to keep it that way. But it paid off in the end."
So those are the three keys to remember when marketing any Chicago homes for sale.
